We Andrew Guthrie and wife Sarah A. Guthrie, for the consideration of the sum of seventy five dollars to us in hand paid the receipt their for is hereby acknowledged have this day bargained and sold and do hereby transfer and convey unto A.A. Guthrie all the right title and interest we have in and to a certain tract of land in the 4th Civil Dist of Greene County Tennessee and bounded as follows:

Beginning at a stake about 10 feet from a cherry running S 32 E 32 poles to a stake in Riley's line N 74 E 8 4/5 poles to a stake N 8 W 15 1/4 poles to a stake N 20 W 14 3/4 poles to a stake S 77 W 18 4/5 poles to the beginning containing three acres more or less.

To have and to hold unto the said A. A. Guthrie his heirs or assigns forever. We covenant with him that we are lawfully seized of said land and have a good right to convey the same and that said land is free from any encumberance and we do furthermore agree and bind out heirs and representatives to warrant and defend the title to the said described land to the said A.A. Guthrie against the claims of all persons whomesoever this the 4 day of Sept 1906.

Personally appeared before me, J.A. Hall a Notary Public, State and County aforesaid, Andrew Guthrie & wife Sarah A. Guthrie the within named bargainers, with whom I am personally acquainted and who acknowledged that they executed the within instrument for the purposes therein contained. And Sarah A. Guthrie wife of the said having appeared before me, privately and apart from her husband the said Andrew Guthrie acknowledged the execution of the said deed to have been done by her freely voluntarily and understandinly without compulsion or constrainte from her said husband and for the purpose therein expressed. Witness my hand and seal at office in Mohawk this 4th day of Sept 1906.
